•Interiors: Programming long-term facility requirements, evaluation of alternative tenant spaces, space planning, interior design and selection of furnishings and finishes.

•Project Management: Coordinating the client’s requirements with the activities of consultants, contractors and vendors, project management during construction, time/budgetary control systems and post-occupancy facilities management.

•Design, planning & Scheduling of all kinds of HT & LT electrical installation for IT industries, Commercials, Industrial, Hotels, Hospitals, Banking, Domestic Etc. SPECILIAZED IN INTERNAL TURNEY ELECTRIFICATION JOBS.
•Providing Qualified Professional Technicians on 24 hrs. round the clock for Operation & Maintenance of Electro-mechanical equipment such as HT, LT Switchgear, Transformer, Diesel Generator, UPS systems. & etc.
•Comprehensive janitorial & allied services.
•AMC of Air-conditioning System (Compressive)
•AMC of Diesel Generator set (Labor)
•Pre-commissioning, testing & Calibration of protective relays & meter of all kinds of HT & LT electrical installations.
•Power auditing (Electrical installation) with load study & recommendation.
•Design, supply, testing & commissioning of HT & LT switch gear panels, AMF panels, Control Panels, Race ways, Cable trays etc.
•Project Management consultancy with scoping/ planning/ costing along with budgeting.
•Designing, planning & execution of data network cabling along with configuration for each data/voice port
•Liasoning with various authorities to obtain approval from ELECTRICITY BOARD & POLLUTION CONTROL BOARD.
•Testing & commissioning of all types of DIESEL GENERATOR equipment with AMF panel.

PROJECT MANAGEMENT
As project management services we propose to provide the following services [listed in sequence] from project inception through occupancy :

Pre-Design Stage:
• Conduct structured interviews with the user groups to establish a design brief (Statement of Requirements) including headcounts and required supporting areas.

• Prepare specifications for the interior fit out

• Establish a cost-effective strategy towards the project that best represents your long-term interests bearing in mind your timing and budgetary goals.

• Prepare a time programme for all aspects of the project depicting critical dates and project milestones. The time programme will be prepared using Microsoft Project and will be posted on the project web page. Ensure all project deadlines are met.
Design Stage
• Liaise with your technology staff regarding additional provisions to suit the layouts and to address the requirements of your main server / technology room.

• Ensure all project deadlines are met.
Construction Document Stage
• Liaise with technology vendors for voice, data, equipment and cabling installations and incorporate their requirements in the works.

• Arrange procurement of direct purchase items, if any.
Construction Stage
• Provide site representation to monitor the quality and progress of the works. Convene regular weekly project meetings with all parties and interim meetings as necessary. Site meeting notes and progress photos will be posted by email.

• Manage the activities of contractors and vendors to control quality and scheduling. We will identify any areas of work requiring corrective action and take steps to rectify such situations. Flag off whenever project schedule slips agreed timelines and suggest counter measures.

• Liaise with any vendor under your direct appointment for voice, data or other installations.

• Ensure that the fit outs are as per specification agreed to

• Inspect the facility at practical completion and monitor the rectification of incomplete or non-conforming works. Prepare a punch list / snagging list of all items and schedule timely rectification by the responsible parties.

• Assist with move in and start up procedures.

• Coordinate with the engineers regarding testing and commissioning of building services and technology installations.

• Gather as-built drawings and equipment manuals for on-going facilities management.

PROJECTS
Experience with “High Technology” Clients

We have been associated with numerous projects for high technology clients, Such as Siemens, Akamai, Yahoo, On-mobile, ISS, IOS & also
Sub contracts to JPMC, Cognizant, Dell…xxxxxxxxx among others.

We have completed the projects that involved high degree of technical complexity and integration. Our role has been to identify potential tenancies, perform due diligence to help select the most suitable site, preparation of test plans and budgets and managing the implementation, including disbursing payments on behalf of clients to the local contractors and vendors. We are also involved with managing on-going churn.

We co-ordinate with the client’s communication design engineers and technology vendors for voice, data and cabling installations to incorporate their requirements in the works. We regularly share information relating to technology among all our Group offices in order to constantly update our understanding of current infrastructure technology.
